EPC's

Energy Performance Certificates (EPCs) are needed whenever a property is:
• built
• sold
• rented
You must order an EPC for potential buyers and tenants before you market your property to sell or rent.
An EPC contains:
• information about a property’s energy use and typical energy costs
• recommendations about how to reduce energy use and save money
An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.

Inventory Reports 
New A full and detailed Inventory Report is one of the best ways to minimise the potential for disputes and ensure deposits are returned in full or clearly itemised for deductions are made. 

If an inventory is presented at the start of the tenancy, it’s more likely that the property will be returned in the condition it was originally let. Presented at the check in, the inventory report will itemise and details all the elements in a room, age, description, condition, this process should be repeated for every room in the property.
